The LifeHope Medical Center Building consists of a 117,355 SF building in Alpharetta, Georgia and is located in one of Atlanta’s most affluent, high growth corridors, typified by golf course communities, high-end retail and class "A" office parks, many of which are anchored by Fortune 500 companies. The property is 100% pre-leased on 10 to 20-year leases. The investment will ensure capital preservation, during the investment period of 3 years.

 
 
OUR MEDICAL TRACK RECORD
 

Wealth Migrate as a platform is an international leader in real estate investment, but more so than that, we have a successful track record when it comes to medical real estate too. We closed our first seven-building medical facility in the metro of Atlanta for $16.3 million on 28 August 2014.

We increased the value of the investment by expanding the building jointly with a tenant which resulted in additional rental income via expansion of +/-$40,000/per annum, which translated into $552 476 of additional value to the investment value.  The investment has performed above original forecast and paid 9.93% annualised for Q2 of 2017.

WHAT IS AN INCOME INVESTMENT?
An income investment is focused on delivering an income to the investor during the investment period.  Typically, these products pay quarterly distributions to investors and the gain at the end of the investment period. Returns are projected and calculated on the assumption that the real estate will be retained for a period of 3- 5 years.  The real value of the Income Product lies therein that an existing stabilized real estate is acquired at below market value, which has a profitable monthly revenue stream.

A Growth Investment delivers a higher return at the end of the investment period.  Typically, this is an investment opportunity in real estate development.  At the end of the predetermined holding period, the real estate will be sold to realise a development profit.
